I started investing in real estate slowly last year by purchasing a room on the 5th floor of a 51-year-old housing complex with no elevator.

I designed it myself in a Scandinavian style and asked a contractor to renovate it!

I added IKEA furniture as an accent.

It was so well received that applicants rushed in to move in even before the renovations were completed.

I was able to rent it for a higher price than the market price.

In order to save money, we removed the tatami mats ourselves, took them down from the 5th floor, and disposed of them.

I'm clumsy, so I asked a carpenter to do the rest.

The floor plan was 3DK, but we changed it to 2LDK and removed all the tatami mats. It's all flooring, and normally we would use a cushion floor, but we chose L45 soundproof wood flooring.

This is a housing complex where construction can only be done using L45, so the rooms that use flooring are either ones that were built very old or are still tatami mats. It was also difficult to transport the flooring materials. It took a lot of effort, so we were able to do a high-grade renovation at a lower price.

I think some people often get the impression that remodeling is easy through videos, etc., but in reality, when it comes to various things, there is a big difference in the quality of work done by carpenters and amateurs when it comes to tools and techniques.

There is a lot of information out there, but it can be difficult to find a good carpenter, and there are differences in construction and price.

It has been completed into a good property and has good residents.

I hadn't given it much thought, but since real estate rental is a transaction involving agents, it's not just my own ability, but the ability to purchase and operate real estate that is loved by the agent.

If you don't have one, you won't have to, so if you think about that, it's better to be fully prepared and approach real estate rental.
